Criteria List These are things that we need to know when we are looking at properties.
1. Got any Mobile Home Parks? Its our favorite! Woops, got off track there.
2. Whats the Balance due on loans, and mortgages?
3. Is Seller open to financing? Short term (2 years or less)
4. Is Seller willing to subordinate?
5. Is Seller willing to release part of property, equal to down payment?
6. Is property run down, and looks like crap? If so GREAT! WE LOVE CRAP!
7. We like Foreclosures and bank owned properties.
8. We love Large vacancy rates / high Cap rates (%10 or higher)
9. We need to know what the Before & After repaired or developed values are! (When youre
a broker bringing us a deal, please do this so we
dont have to waste our time doing so, thanks!)
10. Are utilities available / if so how close? (when dealing with raw land)
11. What are the Development activities in area? Is Land in path of progress? (Yeah this is an obvious one, but we really dont want to buy land
in the middle of no where, Unless its close to
freeways or at least somewhat close to a heavily populated area)
12. Is there Excess land available with the property?
13. Feuding (arguing) partners. (Thats right, if some partners are prepared to kill one another, let us ease the pain!)
14. Any type of Water front property!
15. Any Odd pieces of land, not suitable for normal building.
Were basically looking for any property or owners that are distressed and need to sell, with the exception of
Mobile Home Parks that we just simply like to buy, and
also of raw land, where the after developed value will
ultimately determine the amount that we are willing to pay.
